Use of the marina requires you to follow the community requirements listed below, including completing the marina lease agreement.
 
The resort is located on nearly six acres of pristinely maintained property and flourishing scenery. Coral Lagoon Resort also features an in-ground pool with poolside seating.

1st Level
The Tropical Seahorse features an airy layout and alluring nautical themed décor throughout the entire home. The open concept 1st-floor living area featuring abundantly cushioned seating centered around a 42-inch TV equipped with cable and DVD/Stereo system. 

The dining and kitchen area has seating for six at the table and three at the bar stool seating. Entertaining is a breeze with doors that open to your canal side porch with outdoor seating.  Enjoy the exquisite canal views and enjoy the ocean breezes. 

2nd Level
Upstairs bedrooms feature playfully painted furniture and comfortable bed linens. The Master Suite offers a luxurious King sized bed, a private bath, a flat-screen TV, and a romantic private balcony with seating for two. The 2nd bedroom has a Queen sized bed and the 3rd bedroom has two Twin sized beds. This home will sleep six people comfortably in beds.

Coral Lagoon Resort accommodates every fishing and boating need, providing guests with the use of the onsite, full-service marina adjacent to the resort grounds. Boat slip (**Please note that at this time, the boat slip is not available for this unit. Slips are available through the marina to rent at an additional cost, outlined below.**) located directly next to the home is included with your Tropical Seahorse vacation rental.
 
Make sure to try out some of our local dinings and enjoy waterfront entertainment and music at several of our nearby restaurants. Sparky's Landing in Key Colony Beach and Burdines Waterfront located at the end of 15th Street are some of our favorites.
 
Fishing charters, boat and kayak rentals, scuba diving, and kiteboarding are just a few of the many forms of entertainment and adventure available to you in the Florida Keys.

You can also reserve a spot to swim with the Dolphins and Sea Lions up at the Dolphin Research Center in Grassy Key or tour the Turtle Hospital and Rehabilitation Center right here in Marathon.
 
Just across the Famed Seven Mile Bridge lies Key West, a 50-mile scenic drive away. Whether you're window shopping on Duval Street, visiting the Hemingway House and the Southernmost Point, or watching the street performers in Mallory Square, Key West has something for everyone to enjoy.

Max occupancy is the number of occupants the City allows and does not guarantee beds for that number. Please read the bed description thoroughly. This home has a maximum occupancy of 8 guests however we do have additional guest fees for parties over 6 in the amount of $15+ tax/night per additional guest, this includes children & infants.

This home is not pet friendly.

Special Reminder: This property has exterior video cameras.

Docking Requirements must be followed to use the marina slip

The Coral Lagoon Boathouse Marina is in a well-protected lagoon.  We have quick access to the Atlantic and Gulf that is best in class for the Florida Keys. 

The Villa that you are staying at offers complimentary use of a marina boat slip (**Please note that at this time, the boat slip is not available for this unit. Slips are available through the marina to rent at an additional cost, outlined below.**).  You are required to execute an In-Kind Lease and the marina charges a lease approval fee.  There are other services that the Master Common Area Property offers our guests for a fee. Storage of trailers during your stay and access to a private boat ramp.

The fee structure for 2023 is:

Lease Approval Fee ($50.00 discounted for transit renter, $100.00 for long term renter more than two weeks)
Nighty Trailer Storage Fee $27.00 ($55.00 if boat is stored on trailer)
Ramp Fee is $11.25 for each use of ramp.
The marina association has specific requirements for any vessel staying on marina property:

The boat must have a minimum of $300,000 liability insurance with the marina named as additional insured, this information is provided to the marina by their insurance company with additional insured listed on the boat declaration page.  This is an easy process if you have your agents name and email address. We provide a form with all the requirements. You cut and paste the document into an email and send to your agent.

The marina association lease must be fully executed. It is fully electronic you can fill out a form send it to our dockmaster, or call. Our dockmaster will guide and support you thru the lease process.  Outside of the standard lease legal tenets. You are fully responsible for the Boat any time it is in the Leased Slip or Marina and responsible for the cost of all injury to persons, or damage to the Leased Slip, Marina facilities or any other Association property of others caused by the Boat, the Boat Owner or any Boat Related Persons.

This condo is perfect for my husband and myself when we need a little getaway. The house is clean and spacious with a washer and dryer, full kitchen and lovely bedrooms. We are able to rent a boat in the area and dock it right behind the house. Restaurants are all close by on boat or by car. We have rented before and hope to come back soon"

"This property is a gem! My husband and I, our two children ages 11 and 8, and another adult couple stayed very comfortably at Cocoplum. We loved having three bedrooms, the full kitchen, and especially the washer and dryer! The pool on site was clean and a welcome relaxation after a full day fishing and snorkeling. It was easy to get into the unit, and there were clear instructions on how to operate WiFi, nearby recommended restaurants, and checkout details. We will definitely stay here again!"

We had a nice time here! Bedrooms were clean and there were extra bedsheets/blankets in every room. I do wish there were more cleaning supplies, dishwasher detergent, dish towels, to keep the place kept up during the Stay as well as more than 1 Toilet paper roll for each bathroom. Just little Touches to make it feel more accommodating. The TVs are not smart TVs in bedrooms so they only Offer basic cable, no Netflix. Could have a fire stick or Roku to be a simple Upgrade and fix. Overall, the location was great and it was so nice to have the boat right out back! We would Return for sure!"

Loved it. Will be my first choice for any future visits to the Keys. Excellent location. Well-maintained, clean, plenty of room. There were only 3 adults in our party but it was wonderful having separate rooms. Loved having coffee on the balcony overlooking the channel. Saw mama and baby manatee right outside our unit.

The entire stay was virtually perfect. The marina and the others there were super polite and willing to help in any regard. Launching the boat and storage of the trailer made for a super easy start. Additionally, the house was incredible. Perfect location with the boat slip right behind the back door. I usually classify cruises as my best vacation to relax, but this was definitely the best. In fact, I told my family that Id be willing to book a four day trip to the same house every year.

Arrival & Departure Information
Check-In: 5 PM on the day of arrival
Check-Out: 10 AM on the day of departure

••• Cancellations & Change Policy: Reservations booked directly with VRM that are canceled, in writing, at least 60 days prior to the start of the stay will receive a full refund, less a $350+ tax change fee.  Less than 60 days prior to the start no refunds will be issued. Changes, when available, require a $350+ tax fee, plus any rate & fees increase & are subject to approval.

The home is fully equipped with linens, sheets, and towels that you will need. Beach towels are not guaranteed available.

- Quiet hours are observed after 10 pm
- Noise need be kept to a respectable level at all times
- Violators WILL be evicted

Due to the fact that these are wood-framed homes, propane and charcoal grills ARE NOT PERMITTED on or around the Coral Lagoon property.
